Best specific town building
Like Tower's Library, Dungeon's creature portal, and so on.. (not of those primary skill boosters and local defenders like stormclouds , etc)
I vote for Necropolis Cover of Darkness. Its realy kickass $hit, expecialy in multiplayer.

All depends:
Dungeons creature summoner could be a killer, with some luck you can get a dragon dwell week 1...which means 2 extra drags every week if you build the summoner. Can easily be a game decider.
Librarys extra spells can also come in very handy...lets say that from basic guild you only got kinda ok spells... but from that extra library you get implo and some other good spells aswell (maybe that slow spell for your mains expert earth which u spent whole game looking for...). So this can also be a game decider, implo is a very deadly spell.
Ramparts treasury could give you lots and lots of cash if managed the right way, also remember that this bonus is culminative..meaning that if you got two ramparts with treasury you will get 20% interest and so on. Can provide in much cash which sometimes can be the difference on a complete buy out of units or not before an important fight. This isnt as much of a possible game winner as above, but its more reliable. If you get no dwells summoner becomes useless, and you can just get crap spells from those extra library spots too. This interest bonus tho is always the same.
Dungeons mana vortex can sometimes be really really useful at randoms since the usual lack of wells. Meaning you have no where to fill up your spell points usually so a great storage from start can be really useful. If playing randoms with spells like Dimension Door and fly this extra building becomes even more important since you can especially with DD and expert air cover lots of space and hit many locations at one turn. This building can also decide a game, if you run out of spell points in a looong main battle you could lose just because of it. And i think many players has experienced that
The castle stable is a building that is underestimated by many, with this building you get the possibility or having your heroes to travel longer each day which is really really important. This game works as you get a certain amount(which also can be increased/decreased during turn depending on which locations you visit) of move points on every hero (depending on arts, stables, speed of creatures in army, logistics) and therefor its really important to try and get as much as possible. Because the more MP you get the further you can travel every day and you can hit more locations and such and therefor also clear your area faster. Stables is an underestimated building by many IMO. (Same with lighthouse only difference it at sea... but this building isnt used at all almost since usually no water on set maps connecting to main town and most randoms are played w/o water aswell..ive only built this building once with castle)
Artifacts merchant atleast i rarely build, but this is usually because of my random games doesnt go on for such a long time and i never find the spare cash to build this building (when playing dung or tower 10k can usually be better spent elsewhere IMO). But if lucky when it built you get some great arts there, and usually you have a big surplus by a resource you dont need that much and therefor can trade it away. A really useful building aswell if afforded to build.
Castle gates i never build, usually due to the facts that its rare i get two inferno towns so far from each other that i would have the need too. The only real use for this as i see it is if you got an inferno town as main town or near it and you take over an inferno town at opponents side (this is only for set maps) and if you really rich. then you can splash out the 20k needed and get an working town portal( Off course if you got town portal spell you never waste 20k for this building)so you easily can get new troops to main.
Buildings like lookout tower and escape tunnels and such i wont mention since its kinda obvious what they can do for you.
As for the necro buildings...well the amplier is a must since necro´s really strong side is usually the extra skels. And then 10% can mean alot (if you beat up 100 familiars you might get 40 skels instead of 30..which may doesnt sound much but in 10 fights this becomes 100 skels and so on...). The shroud can be a real pain to fight against, if not much mines/dwells to flag your big areas of what youve seen can disappear. Meaning you will become an easy target for sneak attacks, so this can indeed be a very good building. The moment of suprise can be a true killer itself, no matter if oppoent has the better arts&creatures&stats&2nd skills&hero if you catch him red handed. Then his a dead man anyway
so there, hope atleast some of you has gotten some insight now

Very usefull, just dun waste it on dumb lvl1 & 2 dwells.
I've played a game in which I didn't flag a trogdwell and a hagdwell and only a angelportal.
Librarys Can be useful for getting TP.
Ramparts treasury This interest bonus tho is always the same..... Yep, u said it right lol; always the same crap.
Dungeons mana vortex
Very useful of course
The castle stable
Nice, but hardly useful
Artifacts merchant
U noobs, on big rdms this is the best building BY FAR.
U know what a Merchant does? He doesn't only sells arties, he also BUYS arties.
And it's totally worth it to sell ur summon boat scroll for 750 gold. I sometimes buy it b4 I buy Cap. Depends on map of course.

I think the Magic University in the Conflux is my favorite
special building, because it´s the easiest way to get the
four magic secondary skills, if you like them.

Yea skeleton transformer realy kicks. Imagine you have fortress town nearby, you can recruit 4 wyverns ,transform them into the skelletons , and you have +4 skelleton populiation in a week! Damn, its a key to the victory!

What do you expect tossers, that Wyvern turn into Death Knights? Now that would be fun if you get some Hives, a horde of Dread Knights can be nasty combined with a Legion of Skels - specially if they get morale
