I guess dimension door from the obelisk wouldn´t help cause when the spell is cast the map is centered to obelisk and I think the boat is too far to be reached with one DD. But if it would work, I recall you would not get into battle if you DD right adjacent to death knights. This way she could have got to the boat the first turn.

Nice!  She would make it IF she had at least Basic Navigation (I have just tested it). If not, she would need one more day...

Hmm... there is another explanation? So, there is no strict one for this. Interesting... My guess (complete guess) would be:
Kyrre defeats the peasants, reaches the box and takes the griffins within. Then she goes for the obelisk where she learns some kind of spell, probably WW which is the cheapest... apart from summon boat ... and gets to the other coast. There, where the little pond is, may be a passage which would lead to the dwelling.
another guess: Kyrre defeats the peasants, reaches the box and found angel wings/angel sandals (the artifact that gives the ability to fly/water walk) and simply reaches the dwelling.
third guess: Kyrre defeats the peasants, reaches the box and takes the griffins within. Then she goes for the obelisk where she learns a spell to cross the water and goes to the mushroom. Then, she heads for that sapphire shrine where she replenishes spell points/learns a new skill/spell that allows to get to the other coast.
Those are my last guesses... I am not desperate to win, but I seriously want to find out what other possibilites are there.

My guess is that if that map was made by Vlaad it would have a lot of scripts 
So she defeated peasants and obtaines royal griffins which allow her to fly (because of one nice script ).
day one: defeat peasants and obtain royal griffins from the chest
day two: fly to the other bank of the river (on the 2nd day because to use this ability she had to have full movement points).

the only other way that it could be done is if she immediatly went to the obelisk, got fly, flew onto the boat
day two she travels over, then day 3 she gets the centaur
she might need adv air or something, im not sure

Just a note here -- the Obelisks don't teach the hero the spell, they cast it for the Hero (for free), using the hero's elemental magic skill level (if any).
So whatever Adventure spell it is, it's one-use only (unless the hero returns to the Obelisk and recasts it).

Maybe if you got real lucky and the chest gave you the Admiral's Hat instead of the royal griffins, then it would work the way I said, wouldn't it???

Then I'll make an addition: before going to the altar she took the mithril, upgraded the cursed temple with it, took the skeletons warriors, and then transformed them to centaurs. The royals turned to grand elves, and Kyrre created sylvan centaurs with the new creatures she got.

(It is important not to hire the Skeletons right away, but first flag the dwelling, then upgrade it with mithril, then recruit the creatures... but your explanation is correct! )
